Sprinkler Repair in Southlake, TX

Sprinkler repair Southlake homeowners and property managers rely on — and we know the watering rules here, because half our calls start with them.

Irrigation trench lines dug across a large North Texas property during a new sprinkler system installation

Southlake systems are bigger than average and they fail differently because of it. A twelve-zone system on an acre lot has more of everything — more heads, more valves, more wire in the ground — and more places for one fault to take out a whole section of landscaping that costs real money to replace.

We repair irrigation systems throughout Southlake — Timarron, Carillon, Clariden Ranch, Shady Oaks, Coventry Manor and the estate lots along White Chapel. Licensed under Texas Irrigator License LI#0030401. Free estimates, and no trip charge.

Watering rules in Southlake

Southlake runs a year-round twice-per-week schedule by address, and its time window is stricter than most of the area.

An odd numberThursday and Sunday

Automatic irrigation may run only between 6:00 p.m. and 10:00 a.m., and only on your assigned days. A hand-held hose can be used outside those hours.

That 6 p.m. start matters on a large system. If you have twelve zones at fifteen minutes each, that is three hours of run time that has to fit inside the window — and most controllers we find in Southlake were never programmed with that in mind.

Worth checking on a big system

Add up your zone count times your run time. If the total runs past 10 a.m., the last zones on the schedule are watering illegally every single cycle — and you would have no way of knowing unless you were standing in the yard at 9:45 in the morning.

What breaks on Southlake systems

Large lots mean long wire runs and long lateral runs, and both fail at the joints. The most common Southlake call is a dead zone at the far end of a run where a splice has corroded in a box that filled with water years ago.

The second most common is coverage drift on mature landscaping. Beds that were planted small in 2010 are now substantial, and spray patterns designed around them no longer reach what they were meant to. That shows up as dry crescents behind shrubs rather than a dead zone, and it usually needs nozzles changed rather than heads replaced.
